DUTIES AS A FOR SALE BY OWNER
- Research similar homes that sold in the last 6 months
- Review public records for major repairs or remodels of similar homes
- Price the home accordingly,
- Take professional pictures
- Post in social media
- Post the home on major websites other than just Zillow
- Market & advertise the home
- Always answer phone calls in a timely manner
- Schedule Showings
- Show the home
- Pre-Qualify the buyer
- Examine the contract
- Negotiate terms
- Execute the contract
- Create a contract time table
- Find a title company
- Provide Seller’s Disclosures
- Ensure Escrow deposit is made in the proper time frame
- Provide title evidence
- Ensure last day of flood insurance cancellation
- Maintain Constant communication with lender
- Maintain Constant communication with title company
- Maintain Constant communication with the buying agent
- Schedule inspections
- Ensure commitment letter is obtained from lender
- Re-negotiate terms after inspection (if applicable)
- Review all addenda and riders
- Confirm time frame of closing date
- Ensure appraisal has been ordered form the lender
- Ensure that survey has been ordered for the property
- Prepare the home for final walk-through
- Schedule final walk-through
- Provide declarations (if applicable)
- Provide articles (if applicable)
- Provide bylaws (if applicable)
- Provide rules and all amendments (if applicable)
- Provide current frequently asked question and answer sheet (if applicable)
- Provide year-end financial information on the property (if applicable)
